We are 2 brothers born and raised in a mid sized city of Stockton in Northern California. Since we were in college, we started dreaming of owning enough real estate in order to one day say “adios” to the traditional work world. This remains our dream and therefore our number one goal. You see, we also love the BVI (British Virgin Islands), and if we have enough positive cash flow properties, it will enable us to spend more than 7 days a year there.
David is a Real Estate Agent & Property Manager and Danny works for a software company in the Bay area. We began investing in real estate in 2002 just before the real estate boom.
One purpose of this site is to chronicle our steps, our mistakes and our successes. We feel that you can learn from them and hopefully find some enjoyment along the way.
The Start:
Our first investment property was the purchase of a condo near the University of Pacific. It cost $75,000. We put down 3% as our down payment. Three months later we purchased another condo for $83,000. Each unit rents for 750.00/month. It was scary, nerve racking to think about all the downside risks. We thought about long-term vacancies, possible damage from tenants, maintenance issues, etc. We couldn’t wait any longer. The desire to do something, to take action, and to make a move outweighed all the negatives. The cash flow was great for the real estate rookies. We were making $150 a month on each unit. Unfortunately, HOA (Home Owner Association) dues have continued to rise over the past 7 years and now we break even on each property. In hindsight, it was a great starting point and learning experience. However, if I were a new investor starting out I would shy away from purchasing a condo for a rental.
