The Stockton Real Estate Market continues to sizzle. For those you who are in the market looking to buy right now, you know the competition is tough!! If you are in the market and are looking for homes under $150K, it seems like that is everyone, I wish you the best of luck. You need to be aggressive. You need to be fast. For example.I went to view a home this morning and it was priced under $80K, 2 bed 1 bath but in a good location where all the homes around it are well maintained. During my short time at the property while I was inspecting it I had 2 other buyers with agents come to the home. When I went back in the afternoon with my partner, three more parties came to view the home. It was incredible. Unfortunately, the floor plan was horrible and would cost more than we are willing to spend.
If you want success in this market, you need an agent who is looking everyday and is viewing homes constantly. I think this market will continue to move fast for another 3 months at which point we will hit the winter and the $8000 tax credit will have expired. As I am writing this, a thought came to me that the winter may be the best time to jump back in as there will be less buyers, thus less competition, thus potentially better deals, a la 2008!
