<p>When looking at real estate investment properties opportunities in Stockton, I often look for 3 things.  One is obviously location.  The better the location, the better quality tenants you attract. The better the school district is the more likely the tenants will want to stay longer term.<span id="more-4308"></span> Quite obvious, doesn&#8217;t it seem? Thus, having less turn over and longer term tenants.   Second is price. The better the price the better the monthly cash flow on your real estate investment.  Thirdly, is potential projected rents.  Buying in a neighborhood that is higher in demand should provide higher projected rents that are stable, if not increase over time.</p>
<p>This home seems to qualify for all three.  It is in a very nice establish neighborhood in the best school district in Stockton, Lincoln Unified.  It will attract good tenants and therefore bring higher rents.</p>
<p>This home would rent for $<strong>1250 &#8211; $1350.</strong>  It&#8217;s a 4 bed 2 bath home and has about 1640 square feet.  It has a good size lot of .180.  A good home in a good neighborhood.  I am a firm believer in creating positive cash flow as a means a great financial retirement.  However, I see this home as one that would appreciate in the near future as well if you decide to sell sooner rather than later.</p>
<p>FYI, This home is a short sale and their will be a delay in the closing as short sales can often times take 1-6 months to get bank approval.</p>

			<content:encoded><![CDATA[<p style="padding-left: 30px;">Year 2011 has come and gone.  I am happy to say that for the 3rd year in a row, I look back to the most expensive sold homes in Stockton.</p>
<p style="padding-left: 30px;">It was another volatile year for Stockton and the Central Valley real estate markets.  In the year 2010,  <strong>no homes sold for over $1 million.  </strong>In 2011,<strong> there were 6 homes which sell over the 1 million</strong> mark and one at $950K<strong>.</strong></p>

			<content:encoded><![CDATA[<p>Stockton &#8212; The average rate on the 30-year fixed mortgage fell back down to 3.94% yesterday, the record set earlier this fall.  The low rates continue to be a great opportunity for those who can afford to buy an home or investment property in Stockton.  However, few people are unable to take advantage of these low historic rates.<br />

<p>This has been a historic time for interest rates.  They have been below 5% all but two weeks this year.  With that said, it could also be the worst for home sales in the past 14 years.  The low rates have been unable to generate higher home sales.  New home sales appear to be headed to their worst year in half a century as well.<span id="more-4256"></span></p>
<p>High unemployment and lack of wage increases have made it hard for many to qualify to be able to buy or refinance.  For those can  qualify, it is a prime opportunity to invest in and income producing property or move-up into a home you have always wanted.</p>

			<content:encoded><![CDATA[<p>The Stockton real estate numbers are in and they show home buying activity has increased.   There were 392 homes in Stockton sold last month.  Compared to 364 sold homes 1 year ago.  <strong>That&#8217;s </strong><strong>a 7% increase</strong> in sold homes in the month of August 2011 vs. Aug 2010.  It is also a slight increase versus the 3 previous months.  What&#8217;s the cause for this uptick in buying?  Leave your comments below..</p>

<p>The combined of days on market (CDOM) has increased to 82 days.  This number represents how long it is taking for a home to sale.  In the early summer months, this number fell possibly due to the seasonal buying.</p>
<p>The Sold/list percentage maintained its level of about 99%.  This number states that most homes are selling for 99% of the value at which they are listed for sale.</p>

<p>This is a great house in a good location.   If you have ever driven in this area west of El Dorado St, it&#8217;s a cute little neighborhood where most homes show pride of ownership.  From an investment point of view it makes sense.  This home is 4 bed and 2 baths and would rent for about $1200-$1300 a month.  On a purchase price of $121,000, the cash flow would be pretty good;<strong> $374 a month</strong>.<span id="more-4203"></span></p>
<p>The bank has approved this Stockton short sale at this price.  In addition, the short sale lender has included 3% of the purchase price towards closing costs!! However, on a non-owner occupied loan, most lenders only <strong>allow a 2% credit towards closing costs.</strong> Either way, it&#8217;s free money.  This short sale is back on the market as the previous buyer is not longer in the picture, making this a great opportunity for you.</p>
